CLASSIC CARS IN LA JOLLA
It’s that time of year again. The Classic of classic cars make their way to the La Jolla Cove at Scripps Park on Coast Blvd. on Sunday, April 3rd for the 7th Annual Motor Car Classic. Tickets are $35 in advance, $40 at the door.
See everything from the 1914 Rolls Royce in the Horseless Carriage division, to the muscle cars of the 60’s, the British Sports cars, and American Sports cars and German cars. Great fun for the entire family…and the weather forecasts….sunny and warm.

There are 21 available single family residences in 92037 under $1 million.
La Jolla is a great community, with highly ranked schools, great parks, many community centers, including YMCA locations, and some of the best restaurants.

WALKING THE DOG
This is beautiful Calumet Park in Birdrock, a community in La Jolla, CA. The best thing about this park is it’s walking distance from the most charming communities in La Jolla…Birdrock.
The community of Birdrock is great for families who want to walk to coffee, kid’s dances classes, boutique shopping, cleaners, restaurants, and many other retails shops. If you’re a surfer, you will love the accessible path at Calumet park leading to one of the most scenic and popular surfing spots around. If you have a dog…and who doesn’t…walking your dog at Calumet is a nightly ritual, where people meet, talk and throw dog toys for their dog’s enjoyment….and theirs.
The community is lined with post WWII housing and wonderful sidewalks. Most homeowners have seen the value of upgrading and remodeling their homes which is apparent as you drive the streets. Also, the community grade school, Birdrock Elementary and Muirlands Middle school, La Jolla. School, continuously rank high in scoring.

1ST DAY OF SPRING IN BIRDROCK
I was hoping to wake up to a bright, warm, sunny day in La Jolla. It was not meant to be.
Beginning yesterday, Sunday, March 20th, in downtown San Diego, I held an open house in a condo on Market Street. It was cold and the wind was blowing. After setting up 12 signs, I entered the condo and turned on the lights. An hour goes by. No visitors. 2 hours later, I look out the window….I can see two of my signs are upside down in the middle of Market Street….I run out to retrieve them. I put up my hands to stop the traffic. I run across the street as my scarf takes off in the wind…the phone starts to ring, the traffic is building, and I see a couple standing next to the condo I have open. They yell…”we’ll come back later”. No…don’t leave…I’ll be right there….please….you’re the only visitors I’ve had in 2 hours….Who says Real Estate isn’t stressful?
Wherever you are I hope you are having a nice First Day of Spring. Here, in Birdrock, La Jolla, CA….not so much.

WHAT’S THE STORY ON DISTRESSED HOME SALES?
So….what’s the real story? Is the economy beginning to recover? Have we leveled off? Will there be more foreclosures flooding the marketplace? Are short sales selling in the marketplace? What’s a better buy? Short sales or foreclosures? These are all good questions. Let me help you to understand in simple numbers the difference between foreclosures and short sales, and what is the better deal.
The answers differ in each state. In San Diego, a lifestyle that includes urban and rural, and much of it outdoors where the sun is abundant, it differs almost in regions.
What’s a better buy? Short sales? Foreclosures? It depends. Short sale sellers still have title to the property and own it. Hopefully they have been in communication with their lender with regard to a short sale possibility. It also doesn’t mean, just because a seller accepts your offer on his short sale that the lender will go along with it. The seller must be in hardship, must have missed payments and the lender must be willing to look and accept a reasonable offer. Reasonable. That means the lender wants to see comparables in the neighborhood of like properties. So, this could be a good deal.
A foreclosure is where the bank has taken back the property and now they are the owner. Also known as REO (real estate owned). The agent representing the bank on a foreclosure has arrived at the listing price with the help of comparables of like property for the lender. So, this could be a good deal.
What’s the best deal? Some of the better deals are made when a seller has equity in the property and has motivation to sell to a buyer who has been pre-approved. This is where agents can really put on their best negotiating skills to make the best deal for both buyer and seller.
Here is a simple chart showing the number of Notice of Defaults issues as of December, 2010, by value of property. The bulk of the defaulted loans are in the $300k-$400k price point.
No one really knows where it’s going, but if you are considering selling your home, or perhaps buying real estate, call your agent and discuss your needs, your motivation and your opportunities.
SUMMER IN LA JOLLA…AND IT’S JANUARY?
It’s incredible to see the rest of the country either flooding from excessive rains, or in a deep freeze. Here I sit in La Jolla putting on my sunscreen, and turning on the A/C in my car.
I moved to La Jolla for two reasons. Water and Weather. We have our May Grey, and June Gloom. And this year…we even had Gloom in July, but that doesn’t rhyme. Then August, when we should expect temperatures in the 80’s, we had temperatures in the 70’s…it was overcast, cloudy and some days, cold.
But here we are, January and temps in the 70’s, sunny, warm and the perfect weather.
Here’s something fun to do in La Jolla.
The La Jolla Gliderport is a great place to watch the weather, wind and the water. The wind takes these daring flyers close to the cliffs as the up-air brings them dangerously close.
If you are visiting San Diego, or want to go someplace for lunch, try the Cliff Hanger Cafe. Enjoy a bite to eat while watching these brave souls take off in flight.

RECREATION CENTERS IN SAN DIEGO

LA JOLLA RECREATION CENTER
La Jolla Recreation center is located at 615 Prospect Avenue, La Jolla, CA 92037, 1 block from the beautiful La Jolla Cove and Children’s Pool. As part of the San Diego Park and Rec program, La Jolla Rec Center offers classes for adults and children. A very family oriented center with a wide variety of activities for the community. It’s located at the very site of the La Jolla Tennis Club and adjacent to the outdoor basketball court, where it wouldn’t be uncommon to see some of the locals, like Bill Walton playing in a pick up game. BIRDROCK IS NOT JUST ANOTHER ROCK
The local landmark, Birdrock….Rock….is becoming a thing of the past. It doesn’t look the same.
The recent storms in San Diego have churned up the ocean and caused the famous rock named for the birds that sit on top, to break off at the arch. Now…it’s almost unrecognizable. The famous Birdrock Rock, which used to look like this (see above), has now become just another rock…. (see Below). But not to the residents of Birdrock, a happening community just south of the Village of La Jolla. To BirdRockOnians, this rock is our Landmark.
We’ll miss our Landmark….Although the rock may have been named by Michael Francis Hall, back in 1906, Bird Rock City By The Sea, the rock may change, but the name will never go away.
If you visit San Diego, you must come to La Jolla and come to Birdrock…The arch may be gone, but the rock continues to sit there as the ocean crashes over it…and the birds call it home.
BLACK FRIDAY IN REAL ESTATE
On Black Friday, as millions of “deal seekers” set out in the wee hours of the morning looking for a “steal”, I make it a point to not be one of them. I think of how much money I save by staying home. I love to shop…but not with a crowd.
I think Realtors miss the boat here on Black Friday. We should be holding every house that is available on the market “OPEN”, beginning at 6am. Can you imagine OPEN HOUSES at 6am? We could slash prices for just 1 day…..12 hours. We should have lenders at each house ready to pre-approve the buyers, and with prices SLASHED we may have buyers lined up out the doors….Well…just a thought….Maybe next year.
If you’re shopping for a home, think of this. Prices on most homes have been adjusted, and those homes still on the market are looking for an offer…and will take less than the list price. Interest rates are still very low…So, why wait?
In La Jolla (92037 zip) there are 234 homes on the market, $599,000 - $29,500,000 – and 178 condos for sale, $199,000 – $8,750,000
In Downtown San Diego (92101) there are 444 condo/townhouses for sale, $110,000 – $6,750,000
In Mission Hills (92103 zip), there are 72 homes for sale, $280,000 – $3,095,000
There are many more homes and condos available throughout San Diego County, most (if not all) of them you could buy less than the listed (retail) price.
